The inventory is an important part of your letting process and its value should not be under estimated. An inventory forms part of the contract between a landlord and tenant. A full inventory represents a detailed and thorough report on the condition of a property’s décor, contents, fixtures, fittings and furnishings, including gardens, garages and outbuildings.
Check In Report
On the day of the check-in we agree the property condition and explain the process with the tenant to manage expectations and ensure they fully understand any deposit deductions that may have to be made at the end of the tenancy. A signed declaration will be obtained from the tenant and combined with the inventory to provide a complete document.
Check Out Report
The check-out report will detail any discrepancies or variations from the original inventory, including cleaning deficiencies and damage. Missing or additional items are listed together with the condition of the gardens/terraces where applicable. Duration of the tenancy is always considered and fair, wear and tear applied accordingly.
Mid Tenancy Inspections
A mid-tenancy inspection can alert both Landlords and Tenants to any potential concerns or maintenance issues that they themselves may be responsible for. By dealing with such issues early on, both parties can take the necessary steps to resolve matters in order to avoid unexpected and costly problems which may become worse during the remainder of the tenancy.
